People please listen to her and take her advice. I wasnā€™t willing to pay more than $1500.00 for rent. I placed my bid and it was accepted. The seller agreed to give me $3000 towards closing and then the appraisal came back with the house being worth $18,500 more than my offer. I close on 12/30 and when I say Iā€™m over the Hill excited!!! I do plan on doing upgrades with income tax returns probably for the next 2-3 yrs, but Iā€™m truly in love with my new home šŸ¤žšŸ¾šŸ¤žšŸ¾. Thanks to Shaheedah educating me throughout this Pandemic I feel like a pro. Please people watch her videos, you will find your answers there.

I love your videos I bought a really nice 3 bedroom condo. Inspection is good I put down 30 % . Credit score is 800 . The Appraisal was 3000 over the asking price , everything is great . Closing date is January 3, 2022 .

I just closed and your videos helped me tremendously! My rent went up 250.00 and it forced me to look into home ownership! I am so grateful for you!

I'm 21 trying to find a house but this bidding war is kicking my butt. I was looking at a new construction in Stockbridge and there was a waiting list but the builder was only taking the best offer. The agents I work with say I need to go up to the 300s but there's just as much competition. This whole thing is truly depressing, especially if you are a first-time home buyer

Beat out 27 other offers to find my home this year! Itā€™s not easy but itā€™s possible yā€™all. Love this vid - finally someone giving the community common sense intel!

Great advice Shaheedah! I love your videos! I am a single parent. I started looking in August. There were many missed opportunities because of investors and buyers making cash offers. Well, I stayed in the game. A few hours ago...January 5th, I became the proud owner of one of a handful of duplexes in a prime neighborhood. I was ready to walk away when the seller refused to do some huge repairs. He caved when I did that and offered to take the assessed price which was $10,000 less than the asking price, plus he gave me my requested $5,000 concession. The house needs some love, but it is livable. Like Shaheedah Hill says, things are fixable. Plus, I have tenants under contract until next July. My attorney called to say how impressed she was with my negotiating skills. I will house-hack for a while. I wasn't sure I could do it, but I did. Being a single parent, and a first-time buyer in a tough market, with other challenges did not stop me. I did it, and you can do it too. Keep the faith! And thanks again Shaheedah Hill!

Iā€™m in the pre-approval stage of my home buying process!! Iā€™m buying in April 2022!!
  • @Mkbthao
Thank you! I waited for two years thinking home prices would change but Iā€™m learning that itā€™s not going to change. Your video is on point and I plan to start looking this year!
  • @gwenncoath8941
Thank you for the information! I have my agent on the hunt for a house that you described in your first point (e.g. needs upgrades). However, in this area, either the investors have scooped them up and flipped them, so the house is even more expensive with cheap upgrades or the house is still overpriced but needs a ton of work. Itā€™s very discouragingā€¦.

Iā€™m in my early twenties, not planning to purchase a home right now, but soon. Just here to continue saturating my mind with your amazing information. Thank you!

I live in a 2 bedroom apartment with a family of soon to be 4 and my rent is only $893/month when the average two bedroom apartment around here cost $1,200+/month. I believe I will continue to live well below my means by continuing renting out this apartment until it reaches $1,200/month. While waiting for that to happen I shall continue to save and possibly reach my goal of buying a house flat cash!
  • @nerdybynatureroxon
Thank you for the advice! My husband and I are starting our house hunting journey in 2022 and feeling a bit nervous in this crazy market. Thank you for the practical advice-will definitely be bingeing your channel!
  • This was very helpful but in these times staying under 30% of your income is almost impossible for the average American.
