    If you are not from the Houston, Texas area and are considering moving here - word of advice: YOU CANNOT BUY A HOME IN HOUSTON OVER THE INTERNET OR SOME RANDOM YOUTUBE AD. As you probably know, Houston is incredibly flood-prone and EVERY home you consider must be evaluated for flooding probability. In fact, the area these homes are in (or very near here) are currently experiencing a major flooding event. You see in Houston, it is perfectly legal for a developer to build and sell you a home in the 100-year flood plain. You will need special flood insurance to occupy the home but moreover - we seem to have 100-year floods OFTEN! (the various counties are constantly updating their '100-year' maps). Furthermore, most of these homes in outlying areas are NOT in any city and typically require special water districts called 'MUD' districts to bring water/sewage/drainage to the home. These districts have their own taxing authority so you will pay 'MUD taxes' in addition to school and county taxes. Some MUD districts have very high taxes. The MUD taxes could go up if the district has flooding issues. If the MUD is not properly funded, your water bills could be to the moon! The bottom line is actual home price is only a small part of the house buying process in Houston. Start by picking the area where potential flooding issues are well handled (and of course you like) - then pick the home in that area. Don't be fooled by crap like this advertised via YouTube. Buyer beware.

    The title should've been cheapest homes NEAR Houston, TX. 28 minutes from downtown Conroe means 1.5 hours from Downtown Houston.

    That false advertisement on the bedrooms is crazy. Imagine the other things they cut down on during the building process.
  • Be careful buyers. HOA has made it impossible for home owners to keep up there home's without reckless fees and notice. After your 1st year the BS starts😢

    We live in a different time now and these homes don't look flood and tornado safe 😢 they don't even look like they would abstain a child's baseball toss.😂

    My sister moved to Conroe, got a descent deal on a new build but they got flooded bad this week with the storm that passed by Houston. Also the school sucks and the kids miss school often bc the streets get flooded etc.

    As a native Texan avoid buying or renting property in Houston with poor drainage due to trash & debris in the inlets. Not to mention areas adjacent to bayou’s like north & S. braeswood. Lastly, avoid Houston “metropolitan areas” and/or “communities” adjacent to rivers, lakes (i.e. Lake Conroe), reservoirs etc. These are flood prone zones.
