One thing (among others) I respect you for is the never ending attitude of "our properties need to be as perfect as required for the particular clients" Grudgingly or not (who needs a BIG bill surprise...) your first reply is ALLWAYS: "well, we got to fix this - how quickly can it be done, go DO IT". People and companies renting your property are in the best hands possible. That eliminates probably 50% of "luck pot" real estate companies not giving a-single-fuk about maintaince; as long as rent keeps comes in. Then their place goes downhill, income stalls, the investment doesn´t make sense anymore especially with high interest, the banks become demons. And then........here come Big Ben & Co to take it over; invest wisely in bringing the property fully up to the required grade, run it properly, raise rent rightfully, and earn a living. I know F-all about real estate at YOUR level, but the "we must seed to later on harvest" approach is fascinating.

12:45 that treadmill needs to be switched around. You need to have a clear area behind the treadmill in case someone falls while using it. This way they won't hit something, e.i. a wall with a mirror on it. This is a serious liability.

Ben needs to do a sleep study. I snored and went to Tampa Pulmonary & Sleep Specialists and they literally saved my life. I had 102 stop breathing episodes each hour which leads to having a stroke while sleeping. My dad died in his sleep and he would shake the walls with his snoring. Ben we don't want to lose you. I sleep with a cpap machine now and have the best sleep I have had in years.
