What is SEALCOATING and why should I do it?

1. Sealcoating protects and prolongs the life expectancy of asphalt pavement by filling surface damage and providing a protective layer to keep out damaging UV rays, vehicle fluids, and water.

2. The low cost of regular sealcoating can save you money in the long run. A properly maintained and sealed asphalt surface has an extended lifetime and reduces long-term repair costs.

3. With exposure to the elements, asphalt pavement over time becomes faded in appearance. A fresh sealcoat application enhances the appearance of asphalt, making it look and wear like new.

4. Sealcoating is typically done using one of two application methods: spray or squeegee/brush.

5. Sealcoating accelerates the melting process of snow and ice on pavement surfaces. This helps to protect against water penetration, rain, frost and snow damage.

6. To correctly complete the sealcoating process, the air and pavement temperature is recommended to be at least 55 degrees Fahrenheit for the duration of the application and for eight hours following the application.

7. Prior to pavement sealing, the asphalt surface should be cleared of all dirt and debris. In addition, minor repairs, like potholes and cracks, should be filled and vehicle fluids, like oil, should be properly removed.

  • I've been in the Asphalt business for many years and I still run a seal crew that does 40 to 50 thousand gallons of sealer per year. And I've had a lot of employees over the year but I can honestly say I've never had one that puts forth the effort you did in the video. If you do that quality of work on every job you're going to be very successful. Great job young man and keep up the good work!!!!!
  • Dude, Ive been sealing parking lots and driveways in and around Baltimore since I was 12, and Im 45 now. You have my respect. You do it exactly the same way I do. Ive told my wife many times over the years, if the guy isnt walking in the sealer and pushing his brush he doesnt know what he's doing. Im disabled now and can no longer work but I miss it. I miss the smell of sealer, the satisfaction of a job well done... I even miss the little rocks blasting me in the shins while im edging. I loved sealcoating driveways so much... I miss it all.     I’ve done my own driveway a few times. Once you factor in the new shirt, pants, shoes, socks, entryway carpet, 2 courses of siding, a new seat cover in the car that I needed to move, and all the frustration, it’s way easier to hire a true pro. And it turns out much nicer.
