I think friendship is the best condition to happiness in love. Through friendship you already get to know the most flaws of him/her and you still like and accept him/her without sexual desires. If you start a usual relationship without previous friendship it ends up in sex quickly.. and unconsciously, you adapt characteristics of each other so your relationship works out fine. But I guess friendship to love just happens cuz at least one of you was already in a relationship so you just couldn't hook up earlier before developing that friendship
